C & A Johnson: Bristol’s Longest-Established Loft Conversion Specialist

Plenty of building companies describe themselves as experienced, but few can back that up quite like C & A Johnson. Established in 1963, this family-run business has been designing and building loft conversions and home extensions across Bristol and Bath for well over 60 years, making it one of the longest continuously trading loft specialists in the city. Several of its current customers are on their second or even third loft conversion with the company, having called on the same team again after moving to a bigger property, a level of repeat trust that’s hard to manufacture through marketing alone.

Six Decades in the Same Trade

C & A Johnson has been a member of the Federation of Master Builders for more than 40 years, and every completed project is backed by a Masterbond warranty, an insurance-backed guarantee promoted through the Federation that protects customers even after the job is finished. Combined with over 60 years of design and construction experience, that longevity gives the business a level of institutional memory that newer, smaller outfits simply haven’t had time to build. As the company itself puts it, if any teething problems do arise after completion, the team returns to sort them out, since customer care doesn’t stop the day the invoice is settled.

A Turnkey Service Led by Directors

Rather than handing a project over to a project manager once the sale is made, every loft conversion at C & A Johnson is personally managed from start to finish by one of the company’s directors. One recent customer in Bromley Heath specifically praised Simon for clearly explaining every design option available to them, while crediting Tyrone’s regular site walk-arounds with project management for letting them make informed decisions on fittings as the build progressed.

The business deliberately keeps its use of subcontractors to a minimum, relying only on a small number of long-standing, registered specialists for scaffolding, electrical work and heating installations, each of whom provides full certification on completion. The rest of the work, from initial structural calculations through to the final finish, is carried out by C & A Johnson’s own directly employed, fully qualified tradesmen, who remain on site continuously until the job is done rather than moving between multiple projects at once.

Conversions Matched to Property Type

Rather than offering a single one-size-fits-all conversion, C & A Johnson designs each project around the specific type of property it’s working on, drawing on decades of experience with Bristol’s varied housing stock.

Victorian Terraces

For a Victorian terrace to accommodate a loft conversion, an internal apex height of at least 2.3 metres from the ceiling joists to the underside of the ridge is generally needed. Most terraced properties in Bristol can comfortably provide a large bedroom with en-suite, while bigger terraces can stretch to a two-bedroom conversion with a shared shower room or study, often achieved with a rear dormer built to the household’s own specification.

Semi-Detached Homes

Semi-detached properties are frequently converted into a master bedroom with en-suite, or two further bedrooms and a shower room for a growing family. One recent project turned a traditional three-bedroom semi into a five-bedroom home using a hip-to-gable conversion, a striking illustration of how much extra space this style of conversion can unlock.

Detached Houses

Detached properties, including those built with a modern prefabricated truss roof, can usually still accommodate a two-bedroom conversion with bathroom facilities despite the additional bracing found in that type of roof structure, with the design tailored to work around the existing frame.

Bungalows

Bungalows have consistently proved to offer some of the largest conversions the company builds, with detached bungalow projects providing as many as three double bedrooms and a family bathroom, in some cases nearly doubling the usable space of the original property. Most bungalow conversions of this kind can be carried out under permitted development rights, without the need for planning permission.

No Deposit, Just an Admin Stage

C & A Johnson doesn’t ask for a deposit before work begins. The only upfront cost is for the administration stage itself, covering the preparation of specialist design drawings, full structural calculations, and local authority fees for building regulations, lawful development certificates or planning applications where these are required. No further payment is due until construction actually starts, giving homeowners a clear, transparent way to begin the process without a large sum committed up front.

Where a project involves a shared wall or boundary, the team can also advise on the Party Wall etc. Act 1996, helping homeowners approach neighbours constructively and putting together the notices and paperwork needed for a formal Party Wall Agreement, or referring the case to a specialist surveyor if a neighbour dissents.

Disruption during the build is kept to a minimum by design: the majority of construction work takes place within the roof space, accessed from outside the property, with the most disruptive stage, cutting through for the staircase, left until the very end and completed within a single day wherever possible, with carpet protection and daily cleaning throughout. On completion, customers receive full documentation, including electrical and Gas Safe certification and a final building control certificate confirming the work complies with all relevant regulations.

What Bristol Customers Are Saying

Feedback for C & A Johnson consistently highlights the personal, hands-on nature of the service. Mr and Mrs Jones of Bromley Heath, whose 2017 loft conversion was overseen by Simon and Tyrone, described their experience from first instruction to completion as excellent and said they would not hesitate to recommend the company. Another customer, whose project involved a dormer built within a conservation area, praised the team for skilfully steering the plans through a more complicated planning process, adding that neighbours had specifically commented on how well the new dormer blended with the existing property. A significant proportion of the company’s enquiries come from past clients returning for a second loft conversion after moving house, a pattern the business attributes directly to word-of-mouth recommendation rather than advertising spend.
